Verdion's €95M LiteHub to Transform Cologne's Logistics with Sustainable Urban Space
Verdion is set to develop a €95 million urban logistics hub in northern Cologne. The project, named LiteHub, will transform a 6.2-hectare brownfield site in the Cologne-Ossendorf district into a sustainable logistics and commercial square. Construction is scheduled to start in early 2027, with completion expected by the end of that year.
The development will create 37,859 sq m of modern rental square, split across five units ranging from 2,000 to 3,500 sq m each. Additionally, two flexibly divisible logistics units of around 10,000 sq m each will bring the total square to 24,164 sq m. The site will operate entirely on renewable energy and meet the EG-40 energy standard, with plans to achieve DGNB Gold certification.
The project marks Verdion's first LiteHub development in Germany, designed to serve a variety of user groups. It follows the company's recent acquisition of a 32,000 sq m brownfield site in Rastatt, near the German-French border, known for its strong transport links. The Cologne development is part of Verdion's European Logistics Fund 2 (VELF 2), which targets modernisation and new projects in key European logistics markets, including Germany, Denmark, and Sweden.
BNP advised the seller in the transaction, while GSK Stockmann provided legal counsel and Mull und Partner handled environmental due diligence for Verdion. Demolition and building permits will precede the start of construction in early 2027.
Once completed, the Cologne-Ossendorf site will offer a mix of logistics and commercial square, all powered by renewable energy. The project aligns with Verdion's strategy to expand sustainable urban logistics across Europe. Completion is expected by late 2027, adding a major new facility to the region's logistics network.
