Offenbach’s 2024 Rent Index Reveals Steady 2.5% Hike in Apartment Costs

Offenbach am Main has released its updated Rent Index for 2024. The document, produced every two years, serves as a key reference for rent adjustments and new lease agreements. It reflects the latest rental market trends based on data collected up to June 2023.

The 2024 Rent Index covers non-rent-controlled apartments between 35 and 100 square meters. It is based on 3,552 rental values from newly signed or amended contracts over the past six years. The data shows average net rents ranging from €5.65 to €12.45 per square meter, depending on size and location.

Since 2021, rents in Offenbach have risen by an average of 2.5 percent across all building age categories. The index follows the simplified format under § 558c of the German Civil Code, ensuring compliance with legal standards. A supplementary guide explains the methodology and apartment classifications used in the evaluation. The project is a joint effort by the Offenbach Tenants’ Association, the Association of Home, Apartment, and Property Owners, and the city’s Housing Office. The final version will be available in print and digital formats from late December 2023 at various municipal locations. Official sources, including the city’s website (stadt-offenbach.de) and the local tenant association, will also publish the data.

The Rent Index provides a clear benchmark for statutory rent increases and voluntary adjustments. It helps landlords and tenants negotiate fair rents based on current market conditions. The next update is expected in two years, following the established cycle.
