Obertshausen to Develop New 16-Hectare Industrial Area on A3 South
The city of Obertshausen has commissioned Terramag GmbH to develop a new industrial area south of the A3. The project aims to meet the demand for industrial space and attract new companies to the region.
The planned industrial area spans approximately 16 hectares and comprises over 100 parcels, currently owned by numerous individuals. A land consolidation procedure will commence to restructure these parcels into purposefully sized plots, making them more appealing to potential industries.
The development process will be overseen by Terramag acting as a trustee on behalf of the city. The city will determine which industries can settle in the area once the facilities are transferred to its inventory free of charge. Parallel to this, land use planning and building ordinance determination will take place.
The location's proximity to the A3 is a significant advantage, although a connection to the Rembrücker Weg is not desired. The city estimates that marketing for the industrial news could begin in three to five years. The project will be financed through a trust account, with joint access provided to both the city and Terramag GmbH.
The new industrial area, once developed, is expected to provide an important opportunity for Obertshausen to meet the demand for industrial space and attract new companies to the city. The land consolidation procedure and development process are set to create a well-planned and attractive space for businesses to settle.
