LBBW Immobilien hands over residential project in Frankfurt to DWS

Frankfurt’s PARKTRIO development is moving forward with its final phase set for completion by late 2026. The project, managed by LBBW Immobilien, already includes two finished sections—one fully occupied and another recently transferred to DWS. The third phase will add 68 more rental apartments alongside commercial spaces.

The first phase, PARKTRIO MITTE, was completed in 2024 and is now fully let. Earlier this year, LBBW Immobilien handed over the second phase, PARKTRIO STADTPLATZ, to DWS, though the purchase price was not disclosed. The transfer of ownership, rights, and obligations proceeded as planned.

When finished, the entire development will offer 143 rental apartments across roughly 11,000 square metres of residential space. The third and final phase, PARKTRIO HAIN, will contribute 68 of these units by the end of 2026. In addition, the project includes four hospitality and commercial units totalling about 800 square metres. Sustainability remains a key focus. The buildings aim for DGNB Gold certification and meet the KfW 55 energy efficiency standard. Parking provisions include an underground garage with 123 car spaces and 415 bicycle spots. Marco Knopp, a spokesperson for LBBW Immobilien’s executive board, highlighted the company’s commitment to advancing projects despite difficult market conditions. The owner of the third phase has not yet been publicly named.

The PARKTRIO development will expand Frankfurt’s rental housing stock by 143 units once fully completed. With two phases already delivered and the final section underway, the project combines residential, commercial, and sustainable design elements. The third phase remains on track for a 2026 finish, though its future ownership is still undisclosed.
