LBBW Immobilien hands over residential project in Frankfurt to DWS
Frankfurtās PARKTRIO STADTPLATZ development has reached a new milestone with the completion of its second phase. The project, led by LBBW Immobilien, includes rental apartments, commercial spaces, and sustainable design features. Asset manager Pradera will now oversee the final stage on behalf of Hayfin Capital Management.
The first phase, PARKTRIO MITTE, was finished in 2024 and is already fully occupied. This initial stage set the foundation for the larger development, which combines residential and commercial use.
The second phase was handed over to DWS in December 2025, right on schedule. It forms part of a wider plan that includes 143 rental apartments across roughly 11,000 square metres of living space. Alongside the homes, four hospitality and commercial units cover about 800 square metres, providing retail and dining options. Sustainability remains a key focus. The project meets the KfW 55 energy efficiency standard and is pursuing DGNB Gold certification. An underground garage offers 123 car spaces and 415 bicycle spots, encouraging eco-friendly transport. The third and final phase, PARKTRIO HAIN, will add another 68 rental apartments by late 2026. Pradera has taken over management of this stage, acting for investment firm Hayfin.
Once complete, PARKTRIO STADTPLATZ will offer 211 rental apartments alongside commercial facilities. The developmentās energy-efficient design and transport links aim to support sustainable urban living in Frankfurt. Construction of the final phase is set to finish by the end of 2026.
