Langen's bold rezoning plan aims to safeguard its public service district

Langen is pushing ahead with plans to rezone a key government and administrative area near Bleichstraße and Zimmerstraße. The move comes as the city looks to secure the district's future as a public service hub. A series of meetings will decide whether to start formal planning for the site.

The proposed Development Plan No. 63 would turn the roughly 3.44-hectare area into a 'special-purpose district'. Under the new classification, the land would be reserved for administration, financial services, and public facilities. Currently, the site operates without formal zoning, with projects assessed under Section 34 of the German Building Code.

Several factors are driving the rezoning effort. Changing property ownership, organisational shifts, and falling demand for office space due to remote work all play a role. The planned 2030 merger of the Offenbach and Langen tax offices has also added urgency to the process.

The city aims to keep the area focused on public administration while preventing conversions into housing or other uses. At the same time, the plan would allow for future expansion of government buildings within the district.

The Committee for Environment, Construction, and Transport will discuss the proposal on Wednesday, February 11, at 8:00 PM in the large council chamber of City Hall. A final decision on starting the planning process is set for the City Council meeting on Thursday, February 19.

If approved, the rezoning would create a dedicated space for public services in Langen. The plan also ensures room for growth while blocking unwanted changes to the area's function. The next steps depend on the upcoming council votes.
