Kloepperhaus Hamburg: From Department Store to Mixed-Use Building

Hamburg’s historic Klöpperhaus is undergoing a major transformation into a modern mixed-use hub. The project, named AJOUR, will blend the building’s iconic brick façade with contemporary design while adding offices, retail, and residential spaces. Completion is set for mid-2026, with sustainability and heritage preservation at its core.

The Klöpperhaus, originally designed by architect Fritz Höger, sits prominently on Mönckebergstraße in central Hamburg. Developers plan to restore its distinctive brickwork and reconstruct the historic roof, ensuring the building retains its character while meeting modern standards. Inside, a bright atrium will stretch across multiple floors, improving circulation and creating communal spaces for tenants and visitors.

The revamped structure will offer around **34,000 square meters** of leasable space. This includes **28,000 square meters** of offices, **4,900 square meters** for retail and dining, and **19 new urban apartments** above the ground floor. Hamburg Commercial Bank has already committed to **13,400 square meters** of office space, while fitness brand **Fitseveneleven** will open its first Hamburg location in the building. Sustainability is a key focus, with the project targeting **WELL and LEED Platinum certifications**. The design aims to future-proof the site by integrating energy-efficient systems and flexible workspaces. Ground-level areas will feature public retail and dining options, reinforcing the building’s role as a vibrant part of the city.

Once finished, the Klöpperhaus will serve as a dynamic hub for work, shopping, and living. Its mix of historic charm and modern functionality is expected to attract businesses and residents alike. The project also sets a benchmark for sustainable urban redevelopment in Hamburg’s downtown core.
