GWH Unveils 'HessenHaus' to Stabilize Hesse's Housing Market
GWH Wohnungsgesellschaft mbH Hessen has unveiled the 'HessenHaus', an innovative solution aimed at stabilising the housing market in Hesse, particularly in areas like Frankfurt with tense housing markets. Presented on October 9, 2025, this cost-optimized new construction concept offers multi-family houses at a fixed price of €3,950 per square meter of living space.
The 'HessenHaus' is designed with a room height of 2.45 meters, promoting energy efficiency and a better balance between the building shell and living space. It can be flexibly adapted in size and floor plans to fit different building plots, offering choices between solid or modular construction. The concept dispenses with cellar rooms, integrating storage areas into apartments instead to avoid costly excavation work.
Developed by the Wiesbaden-based office grabowski.spork Architektur, the architectural concept for the 'HessenHaus' is based on comprehensive pre-planning. This approach keeps costs low and accelerates construction, making it a practical solution to rising construction costs and lengthy planning times. GWH offers the 'HessenHaus' at a fixed price, including the construction process, ancillary costs, and optional initial rental.
While the 'HessenHaus' could become an important building block for housing construction in Hesse, providing a cost-effective and time-efficient solution, critics argue that the high degree of standardization may restrict architectural diversity and urban individuality.
