Frankfurt’s skyline evolves with luxury hotels and 1,200 new apartments by 2029

Frankfurt’s skyline continues to transform as two major urban projects near completion. The Four high-rise quarter by Hauptwache is almost finished, while plans for the Kaiserlei Quarter move forward with demolition set for 2026. Both developments will bring thousands of new homes, offices, and public spaces to the city centre.

The Four complex now stands nearly complete, with four towers reaching between 100 and 233 metres. Towers 1 and 4 mainly house offices, including law firm Freshfields as a major tenant. Tower 2 features a supermarket already in operation, while Tower 1 will soon include a two-storey market hall. A fitness studio is also planned for a bridge linking two of the towers.

Tower 3 hosts the newly opened Kimpton am Main hotel, developed by Groß & Partner. The hotel offers three public venues: Anni brasserie, May café, and the Lazuli rooftop bar. Towers 2 and 3 also contain residential units, with the priciest apartment listed at €3.2 million.

Meanwhile, the Kaiserlei Quarter is taking shape near the roundabout. Demolition of the old concrete structures begins in spring 2026, clearing space for nearly 1,200 rental apartments by 2029. ABG, Frankfurt’s municipal housing company, expects to invest over €500 million in the project.

In the Allerheiligenviertel, the Ruby Hotel will feature a green Vertical Garden façade, planted in spring. Leasing for apartments starts in April, with the Main Yard complex due for completion in late 2026. The area will include a new street, Am Städelshof, blending apartments, dining, retail, and a hotel.

The projects will add thousands of homes, offices, and leisure spaces to Frankfurt’s centre. The Four quarter is nearly ready, while the Kaiserlei and Allerheiligenviertel developments will roll out over the next few years. Both schemes aim to reshape key areas of the city with mixed-use facilities.
