Frankfurt’s hybrid school and 134 apartments redefine urban living by 2027

Frankfurt’s Schönhof district is set to host Hesse’s first hybrid school, built alongside 134 rental apartments. The project, led by the Nassauische Heimstätte | Wohnstadt (NHW) group, marks a new approach to combining education and housing. Funding of around €23 million will come from both the state of Hesse and the city of Frankfurt.

The hybrid school will occupy the ground floor, while the apartments will sit above. These homes will cater to singles, couples, and families, with sizes ranging from 43.5 to 102.5 square metres. Completion is expected by mid-2027.

Out of the 134 apartments, 123 will receive direct subsidies—€11.6 million from the state and €11.3 million from the city. The project aims to blend urban density, social infrastructure, and residential living in one space. Sustainability is also a key focus, with the district pursuing DGNB Gold certification for its ecological standards. The Schönhof district itself is part of a larger urban development plan. By 2027, around 2,000 apartments, a 28,000-square-metre park, and a central neighbourhood square will be built. NHW is also involved in developing the nearby nuville quarter, which will add 224 ownership apartments. Instone Real Estate is partnering with NHW on the hybrid school project. The school will emphasise modern learning methods, while the apartments above will offer a mix of living options. Together, they form a model for integrated urban development in Frankfurt.

The project will deliver a hybrid school and 134 subsidised apartments by mid-2027. With €23 million in public funding, it sets a precedent for combining education and housing in a sustainable way. The wider Schönhof district will continue expanding, adding thousands more homes and green spaces in the coming years.
