Frankfurt's Gellert Estate undergoes massive green renovation by 2040
ABG Frankfurt Holding has launched a major modernisation project at the Gellert Estate in Nordend. The upgrades will connect 900 apartments to district heating by 2040 while improving living conditions for residents. Two buildings will undergo a full structural overhaul due to outdated infrastructure.
The core renovation will focus on Münzenberger Straße 10–12 and Rotlintstraße 105–119. Both properties require urgent updates to their heating, water, and electrical systems. The work will affect 64 residential units, with around 50 currently occupied, and is set to last between 18 and 24 months.
As part of the project, ABG is creating roughly 1,100 square meters of new living space through attic conversions. Eight barrier-free apartments on the ground floor will also improve accessibility. Displaced residents can move to alternative ABG properties under their existing rental terms and will have the right to return once upgrades are complete. The modernisation aligns with Frankfurt's climate goals by shifting the housing stock to a lower-carbon energy supply. Photovoltaic systems will be installed faster to increase the buildings' use of climate-friendly power. A support package, including relocation assistance and rent protections, has been developed to help affected tenants during the process.
