Berlin’s Britz welcomes a new mixed-use complex with apartments and daycare by 2027

A new residential complex is taking shape in Berlin’s Britz neighbourhood. Located at Jahnstraße 34/36, the project will combine 38 modern apartments with a daycare centre for 40 children. Construction began in 2024, with completion expected by 2027.

The development, designed by JOHNNY architecture, will span roughly 4,000 square meters. It features a front and rear building connected by an inner courtyard, offering space for play and communal activities. Half of the 38 apartments will be publicly subsidised, while the rest will be rented at market rates.

On the ground floor, a four-group daycare centre will serve local families. The project aligns with Britz’s broader transformation, including nearby developments like 'Greenpark' on the former air and water park site. That larger scheme will add around 860 new homes to the area. Planning for the Jahnstraße complex started in 2022, and excavation work is now underway. The goal is to create a socially diverse community while supporting the neighbourhood’s long-term growth.

Once finished in 2027, the complex will provide housing and childcare in one location. The mix of subsidised and market-rate apartments aims to attract a range of residents. Meanwhile, ongoing projects like 'Greenpark' signal further changes for Britz in the coming years.
